Position Summary

As Operational Facilities Manager (Europe), you will report to the Head of Facilities Management, supporting and managing all property related aspects across our Novel Student portfolio. This busy and varied role will provide critical support to the European portfolio, taking accountability for the delivery of FM operational management of compliance across the UK and Europe, and instrumental to embedding a positive health & safety culture across our business. The ideal candidate will have at least 2 years’ experience in Compliance Management/FM Management within the PBSA/PRS/BTR sector.

You will be largely remote however we do ask that you are able to travel to properties when required.


Your Mission

  • Accountable for the overall delivery of the PPM schedule
  • Accountable for all contractor performances, undertake and record regular contractor meetings.
  • Accountable for the monthly reporting of all statutory PPM, accidents and incidents, ensuring the business is aware of any risks.
  • Onboarding of all FM related assets for mobilisation including building the asset list and MyPemco
  • Provide technical support on reactive tasks via Yardi and associated reporting (When available)
  • Build and deliver a suite of H&S toolbox talks to assist with embedding a positive H&S culture
  • Undertake annual procurement of all PPM and associated services to issue to the procurement manager for contract awards. Ensuring we are continually driving efficiencies and service levels.
  • Undertake bi-annual H&S audits across the portfolio of UK, Spain and Ireland
  • Collaboratively with the Head of FM, build and deliver the Building Manager Safety course.
  • Collaboratively with the Head of FM and Procurement Manager, review all existing FM policies and update to ensure they are suitable for the needs of our business.
  • Regularly monitor and update the business continuity plan, ensuring is it is effective for use.
  • Collaboratively with the Procurement manager build and manage robust contractor register (ensuring all disciplines are covered and that emergencies can be dealt with effectively)
  • Lead on small capex and lifecycle projects ensuring the customer experiences are protected accordingly during the project lifecycle
  • In conjunction with the Sustainability team, support and deliver ESG associated projects, policies and promotion.
  • Build and manage the EPC register for the portfolio.
  • Work with the property teams to ensure they have a contractor safety pack and effective safe management of contractors in place.
  • Where required support the Head of FM on defect management


Your Track Record

  • 2 years’ experience in FM/Compliance Management
  • IOSH/NEBOSH accredited.
  • Strong background of H&S legislation
  • Ability to interpret and apply regulatory requirements as they change
  • Experience in preparing tenders and request for quotations documentations
  • Good working knowledge of mechanical and electrical systems
  • Contract management skills and experience
