Our client a leading real estate developer in Lagos, Nigeria, is seeking a seasoned and results-oriented Project Manager to join the growing team.
The are more than developers; they are architects of thriving communities across Lagos and Nigeria. Their diverse portfolio includes completed estates with established residents, ongoing development within existing communities, and brand-new property developments nationwide.
They are a dynamic company with a focus on innovation, quality, and excellence in all aspects of projects executed.
The Role:
The Project Manager will be pivotal in leading and overseeing the successful execution of the real estate development projects from inception to completion. You will leverage your extensive experience in project management, construction, and real estate development to provide leadership and direction to a team of talented professionals.
Key Responsibilities:
- Project Leadership & Management:
- Lead, plan, and manage all assigned real estate development projects, ensuring they are delivered on time, within budget, and to the required specifications.
- Develop and implement comprehensive project plans, schedules, and budgets.
- Delegate tasks effectively, motivate and coordinate a team of technical staff (engineers, architects, quantity surveyors) to ensure seamless project execution.
- Provide clear and concise direction, conduct regular progress reviews, and address any arising challenges promptly.
- Manage project risks and implement mitigation strategies.
- Foster effective communication and collaboration with all stakeholders, including architects, engineers, contractors, sub-contractors, consultants, and government agencies.
- Contract Management & Procurement:
- Develop and negotiate contracts with contractors, consultants, and other vendors to ensure favourable terms and conditions for the company.
- Oversee the procurement process for materials and equipment, ensuring quality and cost-effectiveness.
- Manage contract administration, including change orders, claims, and risk mitigation.
- Construction Supervision & Quality Control:
- Provide regular site visits to monitor construction progress, ensure adherence to project plans, specifications, and safety regulations.
- Identify and address any construction issues or deviations from the plans promptly.
- Work collaboratively with contractors and consultants to ensure quality construction and timely project completion.
- Financial Management & Reporting:
- Monitor project budgets and expenditures, identifying and implementing cost-saving measures when necessary.
- Prepare and submit regular project reports to senior management, outlining progress, milestones achieved, and any potential risks or challenges.
Requirements
- Minimum 15 years of experience in real estate development project management.
- Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field (Master’s degree is highly preferred).
- Proven track record of successfully leading and delivering complex real estate development projects on time, within budget, and to high-quality standards.
- Strong understanding of construction methods, materials, and building codes.
- Excellent leadership, communication, interpersonal, and negotiation skills.
- Proficient in project management software (, MS Project, Primavera) and construction management principles.
- Ability to manage multiple priorities effectively and work independently with minimal supervision.
- A strong commitment to safety, quality, and excellence in construction.
- Fluency in English; Yoruba language skills a plus.
