Position Overview
Our Client is seeking an experienced Senior Project Manager with a proven track record in real estate development retail projects. This individual will oversee a diverse portfolio of projects, ranging from single-tenant retail establishments such as fast-food restaurants, gas stations, and car washes, to larger-scale developments including multi-tenant pads, and mixed-use projects spanning up to 40-50+ acres with big-box retailers and shopping centers.
The ideal candidate will possess exceptional project management skills, including extensive permitting experience, and the ability to successfully lead projects from preconstruction to completion on time and within budget.
Key Responsibilities
- Manage all aspects of development projects from site acquisition to project completion.
- Ensure projects are delivered on schedule, within scope, and under budget.
- Direct and collaborate with architects, engineers, contractors, and other consultants.
- Lead permitting processes at municipal, state, and federal levels.
- Ensure compliance with all applicable regulations and codes.
- Prepare, monitor, and manage project budgets.
- Identify and implement cost-saving measures without compromising quality.
- Serve as the primary liaison between internal teams, investors, and external partners.
- Maintain clear and consistent communication with all project stakeholders.
- Provide guidance and mentorship to junior team members.
- Drive collaboration and foster a solutions-oriented project culture.
Qualifications
- Minimum of 7-10 years of project management experience in real estate development on the owner’s rep side.
- Demonstrated success managing retail-focused development projects including big box retail, restaurants, fast food, car wash, strip centers, mixed-use, and more.
- Strong knowledge of construction and development processes, including site planning, permitting, and zoning.
- Exceptional organizational, budgeting, and scheduling abilities.
- Excellent interpersonal, negotiation, and communication skills.
- Bachelor’s degree in real estate, construction management, architecture, engineering, or related field (advanced degree preferred).
- PMP certification or equivalent is a plus.
Compensation & Benefits
- Salary: Competitive base salary
- Bonus Structure: Annual performance-based bonus up to 20% of salary, contingent on team and executive approval.
- Auto Allowance: $650 monthly with a company gas card.
Job Type: Full-time
Pay: $150,000.00 – $200,000.00 per year
