Job ScopeThe Project Manager, Construction acts as an Owner’sRepresentative, overseeing a portfolio of construction projects with afocus on tenant improvement and landlord work.Job SummaryThe Project Manager, Construction is responsible for ensuringthat all projects are completed on time, within budget, and to the highestquality standards.Reports ToSr Director, Construction JOBDUTIES/RESPONSIBILITIES:Leads and manages multiple construction projects simultaneously, frominception to completionDevelops and executes project plans, including scope, schedule, andbudget, in alignment with asset objectivesWorks with internal and external teams to coordinate with architects,engineers, contractors, and other stakeholders to ensure projectrequirements are metMonitors project progress and performance, identifying and addressingany issues or risks proactivityConducts regular site visits and inspections to ensure compliance withplans, specifications, and regulatory requirementsHandles administration of lease construction obligations includingreview of tenant improvement plans and tracking and reporting of milestonedatesMonitors tenant s activities throughout the design, permitting andconstruction of the premisesOversees tenant improvement allowance disbursement and processing ofassociated invoicesServes as the primary point of contact for all project-relatedcommunications, both internally and externallyFacilitates regular meetings with project teams and stakeholders toreview progress, discuss challenges, and make decisionsProvides timely updates and reports to senior management on projectstatus, milestones, and key performance indicatorsDevelops project budgets and forecasts, monitoring expenditures andmanaging costs throughout the project lifestylePrepares monthly and quarterly cost projection reports of actualproject costs and schedulesReviews and approves contractor invoices, change orders, and otherproject-related job expensesEnsures that all construction work meets industry standards, buildingcodes, and regulatory requirementsImplements quality assurance processes and procedures to minimizedefects and reworkCoordinates with legal and risk management teams to mitigateproject-related risks and liabilitiesJob RequirementsBachelors Degree5-10 years of related experienceValid Driver License for the State of employmentUp to 75% travel18 years of age or olderRequired SkillsBachelor’s degree in Construction Management or related fieldfrom an accredited institutionAt least 5 years of proven experience as a Project Manager, preferablyin retail construction or commercial real estateStrong knowledge of construction principles, practices, and techniques,with a focus on tenant improvement and landlord workFamiliarity with complex legal documents (leases / work letters) andable to review such documents for conformity to Hiring Company and/ortenants standardsExcellent communication, negotiation, and interpersonal skills, withthe ability to build and maintain effective relationships with diversestakeholdersProficiency in project management software and tools (e.g., MicrosoftProject, Procore, Excel,)PMP or other relevant certifications are a plus but not requiredAbility to travel up to 75% to project sites as neededOSHA 10Talentify helps candidates around the world to discover and stay focusedon the jobs they want until they can complete a full application in thehiring company career page/ATS.
